Modus — Cosy comfort and architectural aesthetics

Modus is a conceptual architectural solution in the form of a prefab studio, embodying a philosophy of refined minimalism and sophisticated style. The project’s key feature is the original geometry of the broken-line mansard roof (‘Scandinavian barn’) and three large vertical panoramic French windows with decorative glazing bars, which fully open up the front façade to let in light and nature. Thanks to its compact external dimensions of 4.5 × 4.7 metres, this property demonstrates how rational ergonomics can create maximum comfort within a minimal footprint.

Layout and interior space

• Studio living room (11.24 m²): A versatile space that harmoniously combines a sleeping area with a large double bed and a compact lounge area with a table and armchair by the window. The absence of corridors allows you to enjoy direct views of the garden or courtyard.

• Bathroom area (3.41 m²): A distinctive aesthetic feature of the interior is a separate corner relaxation area with a full-size bath. It is separated from the main space by a lightweight sliding partition, allowing you to enjoy a bath whilst taking in the natural views through the panoramic glazing.

• Bathroom (2.06 m²): A separate and ergonomically designed bathroom area, featuring a compact arrangement of a shower tray, toilet and washbasin.

• Natural façades: The exterior cladding consists of vertical wooden planks in warm shades, which provide an elegant contrast to the dark graphite window frames and the metal roofing elements.

• ‘Green’ roof: The architectural concept provides for the option of installing an eco-friendly living lawn or planting vegetation on the roof of the building. This not only visually integrates the building into the surrounding landscape but also provides additional natural thermal insulation.
